Shillong, Aug 7: In a big relief, people can now apply for building permissions online, eliminating the need for physical applications with effect from August 11.

This was announced by the chief minister Conrad K Sangma after chairing a cabinet meeting, which has approved the second amendment to the Meghalaya Building Byelaws, 2025, aimed at streamlining the process of obtaining building permissions and promoting ease of doing business.

“We are now adopting the online building permission system. With this from August 11, people applying permissions for buildings to be constructed they can apply online and they don’t have to physically apply it,” Sangma told reporters on Thursday.

“Technical permissions and approvals will not be required from the Meghalaya Urban Development Authority (MUDA) for low-risk buildings, such as residential, commercial, and industrial buildings up to 2500 sq ft or a built-up area up to 3000 sq ft with G+1 and 7 meters maximum building height,” he said.

According to him, empanelled architects and engineers will be authorized to self-attest space for low-risk buildings.

“If you are building a low risk building, there will be empanelled architects who can empanel themselves onto the websites and once they are empanelled as an individual who would like to construct a building and a house in the low risk residential industrial areas as specification have been mentioned, they would simply have to self attest or get it approved by these engineers or architects who are empanelled by the government, submit it online and they can start the construction even when the permission is not given and in 30 days time the permission will be granted to these individuals to start the construction.”

For larger buildings (G+2 and up to a maximum built-up area of 750 sq ft), Sangma said third-party verification agencies will be engaged to facilitate the permission process.

“Therefore, we are working in order to ensure it is easy for people to get building permissions and this amendment was today cleared in the cabinet,” he added.
